If you've had your home on the market this summer, or you've been refreshing listings hoping something opens up in your price range, you've probably felt it: things are moving differently than they were a year or two ago. You're not imagining it, and it doesn't mean anything is wrong with your home or your plan. It means the market itself has shifted, and it's worth understanding what that shift actually means for your situation.


The Numbers Behind the Shift


Recent MLS data for El Paso County shows homes are sitting longer than they were last summer, and a large share of sellers — well over 4 in 10 — have had to adjust their asking price at least once to get a deal done. Inventory has also crept up compared to the ultra-tight years we saw during the pandemic run-up, though it's still not what most people would call a flooded market. Put simply: Colorado Springs has moved from a market that rewarded almost any list price into one that rewards accuracy.


What This Means If You're Selling


Here's what that actually means for you: pricing a little high "to leave room for negotiation" isn't a neutral choice anymore. In this kind of market, an overpriced listing often ends up chasing the market downward — sitting for weeks, then taking a price cut anyway, but with the added baggage of high days-on-market that makes buyers wonder what's wrong with it. Homes priced accurately from day one are still selling in a reasonable window. It depends on your situation — your neighborhood, your home's condition, your timeline — but the sellers doing well right now are the ones treating the first two weeks on market as the ones that matter most.


What This Means If You're Buying


If you're on the buying side, this is the first summer in a while where you can actually take a breath. You have more homes to choose from, more time to get an inspection done right, and in a fair number of cases, room to negotiate on price or closing costs rather than waiving everything just to compete. That said, it's not a blank check — well-priced, well-presented homes in sought-after areas are still moving quickly. My job is to make sure you're well informed about which of those two markets the specific home you're looking at is actually in.
