Most of the time, that's not the answer — and I'd rather tell you the truth than send you into six weeks of stress and expense you didn't need.
Pricing Does More Work Than Staging
It depends on your situation, but in this market, the single biggest factor in how a listing performs is whether it's priced to where buyers actually are — not where you hope they'll meet you. A home priced right in week one almost always nets more, and sells faster, than one that starts high and chases the market down. I pull comparable sales and current showing activity before we ever talk numbers, so the price reflects what's happening on your street right now, not six months ago.
The First Two Weeks of Photos Matter Most
Buyers searching online decide whether to click into a listing in a few seconds. That means the photos, not the walkthrough, are usually doing the selling. I worked with a seller last year who wanted to list the week her home hit the market "as-is." We waited four days — just long enough to declutter the main living spaces and get better light in the photos — and the listing got noticeably more showings out of the gate than a similar home two streets over that skipped that step. Small delay, real difference.
Timing Around PCS and School-Year Cycles
